A fair valuation would include some value for G
Take off some value for IPL
eg
4c for the money from MMX (may have spent 5)
1c for palm springs (they say 2 but I will be conservative)
-1 for IPL (price in 50%)
3c for Grimaldi (should be able to get 15m)
So in the end I agree with 7c
Except 4c of it is not 4c but what they buy with it
