To sell and buy a more expensive home for myself? I like my house - very convenient, very comfortable, perfect location and the impetus thus is just not there. But I do like the monthly payment of interest on this term deposit.

Made my money when I was younger from fixing up houses.

But now?? The darned stamp duty for starters, maintenance, dodgy tenants... I just don't have the energy

Plus you can't sell a portion of a house to free up some cash. And even if a buyer is found immediately there is waiting for settlement.

On the plus side though one can physically improve a property; not rely on a BOD.

For a more guaranteed income (no vacancies) and lower maintenance costs perhaps consider DHA, Defence Housing Authority.

They manage property all over Australia and purchase price in a regional centre eg Darwin or Townsville far less prohibitive than Sydney or Melbourne.
