Yes, they are not the same. I think he just sees property at the same point in time. I agree if would take one hell of a left field event to trigger 40% falls.

I disagree with this. If we saw his suggested 40% falls in say Sydney, we would see it across the country IMHO.
At the moment I can't see what would cause such 40% falls though.
