Having unlisted shares in a SMSF is new to us, and suspect many others. I suspect part of the plan is to delist and coerce SMSF trustees to sell mainly due to this reason.
There a number of ways of estimating the value of a share.
William, you seem to be knowledgeable in this ares. Is it possible to see share sale information as well as holders from the register? IMHO, all we need is the last sale of the FY indicting the sale price and number of shares to establish the share value.
