Richmond has experienced one the biggest growth spurts over the last 7 years..Friend purchased a "dog box" for $415k 6 years and sold last year for 860k. Thats just one example.

I have tracked Richmond for a long time as my parents when first immigrated to Australia began their new life there.So you are partly right that it was an immigration base 30-40 years but not anymore.
