    yes, its going to effect the housing market,,,

    but think for a minute, of the flow on effect.

    And use the usa as an example

    Housing defaults, means no money to buy anything else, so comsumer spending slows, and the commercial businesses get less comsumer spending,,,

    Property valuations fall,

    As fiancial facilities reach maturity, they now have to pay 4%+,

    Thats not so bad, but it does mean the generous interest cover of 3 BJT has been enjoying will begin to get eroded as they facilities are renewed. (most of their debt covs are on itc)

    I dont htink its the end of the world, by any means, but if you think that the japan economy is in depression,,, slugging it with another 2% base rate, cant be healthy, not just the housing defaults, but the cost everywhere.

    Just a little too cloudy for mine atm.

    BJT has enough going for it to remain a hold sentiment for mine, but i'm playing it conservative.

    How will the increase cost of finance, impact apon the earnins, and generous divs so far?

    Perphaps not emmediate, but some retraction going forwards.

    The clouds are out, the sun might break thru.
