"What's happening???"
The recent run-up is really part of a longer-term trend dating back to the first COVID wave:
I think it is just the market slowly coming to the realisation that retail in the post-COVID world is not going to be much different from pre-COVID, and the coming downturn is not going to be as bad as people think, because we are not in Europe.
NTA/security stood at $2.36 as of 30 June, and TTM P/E is 7.6 at current SP, so I think there is still room for a little more upside.
