Good to hear there's plenty of spare lab capacity, this did play on my mind. That said it therefore appears to be no need of funding for a US lab, tick.
Unsure of the last line "without" maybe should have read "even with".?

Ahhh, I just luv sending my pulse beat racing especially when on a spec-y. Being over-leveraged just sends it higher!

note: This is a long term spec-y, it wont happen over night, but it will happen...
