looks like this is now very cheap, yes no earnings growth but its almost free at these prices. the management must be thinking of taking it private again at these prices.

i might start having a little nibble at these prices, i cant see property values falling much further, yes FUM will get smashed but the market is not giving any value to the FUM they currently have.

its a buy in my book.
