Hi Hawkers, good discussion starter!
I disagree with their statement about babyboomers and the lowered amount of labour... Babyboomers had kids of their own remember, and our population is increasing every year (1.5-2%?).
So what will drive growth?
I would like the government to encourage first home ownership; currently initiatives are aimed at increasing ownership for investors (neg gearing) than anyone else. I think if they did it right they would be able to get a steady influx of first home owners, not like the spike we saw pre GFC.
Income would need to catch up with property prices, or property prices would need to stagnate for a while for income to catch up.
Development of other major CBD's.
Overseas investment would need to continue.
Develop rural areas and new townships.
There are a heap of factors to drive growth, but I think the government has a major part to play in this! - Just my thoughts.
