40% growth?
40% growth, is AWS's rate of growth.
NextDC hasn't done 40% growth and isn't forecasting it.
I assume AWS is benefitting from technological improvements (reduced die sizes, core density, power efficiency) and virtualisation/utilisation benefits which mean it doesn't need a 40% bigger footprint or power usage to achieve 40% growth.
It's possible that other thematics play out that steepen the adoption curve or even create a step change, ai, Metaverse, etc, but if you can't quantify or give specific timing then it's really just blue sky.
