    49 and bearish....not expecting a major crash and not expecting any gains at all. In fact I think gains will struggle to match inflation.
    Many 100% leveraged property investors will do their dosh if investing over the next decade IMO..

    Australian property survived the GFC through government stimulus intervention world wide. The majority of the world is in a horrible debt situation including our major trading partners...Time to watch!
    I think it was kyle Bass that estimates the worlds net worth to be $160 odd trillion yet the world carries debt of over $200 trillion. If this is right the world owes more than it is worth...interesting concept!

    In recent years we sold an industrial property and made fantastic capital gains. The new owner has just had it revalued at 12.8% less than they paid for it 3 years ago...
    Would we buy it back? Hell no, not yet.
