    rob - rather than answer your question let me pose another one - I can't quite see how APZ's new direction and The Parks business as currently set up can operate together - there just seems to be a conflict of interest

    By that I mean - a chance to buy a Park with a 17% return comes up and room for further development - who buys it - us or them
