One descriptive expression that, although not entirely refined, is part of the Australian vernacular.
I have found that this is part of any normal life to open your eyes and surprisingly find yourself flogging one of these repeatedly at some stage in your life. I've done it myself, as have everyone I know who invests outside a bank account. That's because life is not perfect for anyone and that includes almost all types of investments. The trick is to have a good look to see if the horse is dead, then lay off the whip.
This only applies to some properties in the country however IMO, as some small sectors will be going gangbusters now, and if you are a really good property investor/owner, you will only own these types and know when it's time to get off before the nag keels over.
