    I know what you mean Netaholic, I haven't bought yet, but am very tempted, but at the same time worried about a possible worldwide recession impacting on businesses, thereby reducing commercial property vacancy rates. I don't know much about the yen, but as their earning are in yen, maybe currency fluctuations might have a large impact on earnings forecast and scaring people off. Given that Japan has only recently come out of a recession, they should be better able to cope with a recession than other countries I would imagine.
