The original wording of the agents responsibility is that they are allowed to use "flowery" language to describe a property but if they know of a particular problem they are compelled to tell you of it.
There are two aspects of this and they are that there is no policing either in the office or from the authorities due to the fact its usually impossible to prove and also the agents are usually so poorly informed and trained they would not know if the world was going to end tomorrow.
They are regulated but can basically say what they want and rely on selling to uninformed and stupid people.
I do not want to bag financial planners in general but I have spoken to so many people who have got into seriousl financial difficulties due to advice from one.
The plain simple fact is that in all areas the government has dumbed down the requirements and learning, so having a piece of paper that says that you are qualified does not mean diddly poo
