    Might be waiting awhile .. maybe 6 months till the bottom of the cycle. Then rates might sit there for years.

    In the mean time could go up 25% over say 5-10s if rates stay low.

    I'm no expert in this new low rate norm, who knows.

    Surly it cant keep going up to price out the locals.
