Interest rates at 50 year lows, which have bottomed so prices can not go up from anymore lowering. I would think that setting rates at this level would be good if you already own but as far as buying goes they are at this level for a reason. Banks have tightened lending rules so no more property boom from easy credit.
Rent returns high. There is evidence that rents are falling so yields will not improve unless prices fall.
cashflow positive property to choose from. There may be cashflow positive but investors are rightly scared of asset value loss. That is why investors are leaving and less are buying.
Less buyers at present, yes loan approvals are falling of both the investor market and the boosted FHB market.
