The numbers havent added up for 10 years. Yes that is 8 -10 years of gain opportunity lost. But at some point the prudent ones have to have their day in the sun. Of course I could be dead from old age by then ;-)
I also suspect in the boom of the 50-60s that very few had multiple houses. Now a lot of houses can be sold before those owners are homeless. With future gains looking less likely by the month, a lot of those houses could be headed for the market as costs outweigh the potential opportunity.
