Your return is $440 . I am sure your costs would be $100 per week council rates, water, insurance, agents fees etc so a nett return of $300 thats $410 a week difference.
I can see why people are leaving property.
Plus as loans get harder to obtain, less houses can be sold, those buyers with starry eyes who will pay top dollar will not be able to buy, thus causing prices to fall
