There are a few suburbs in Perth with opportunities at the moment. In particular Balga.

You can purchase a 728 m2 block with a rentable home for $450K. The suburb is zoned R40. Rent the house out while you finalise plans for a triplex development. Several reputable building companies will build three 3x2x2 villas in the block for approx $150K each. There not fancy but they are nice and new.

These new villas will either rent for $450 per week or sell for about $440K. This may be slightly higher depending on capital growth in a few years.

Of course you are doing this in a company name or family trust to minimise tax.

The suburb has been selling very fast for the past few years as its only 10km from Perth CBD.

Also half of the suburb next door "Giraween" is next to be zoned R40. There will be some money to be made there as well. Triplex potential blocks are selling quick there as well.
