Thats a pretty broad picture of 70 heads, I think you may have to elaborate on what type of accomodation e.g. backpackers, aged care, miners accom. hotel etc. as services may be per head or per room e.g 2 or more beds. sounds possible of great returns but its the outgoings as you say. good luck.
