I am sorry but I tend to disagree - Commercial property would have to be the one of the riskier plays at the moment. I am not sure how you came to the conclusion that immigration will explode? The Covid has created and acceleration to an already present reverse globalisation. Look at the trade wars. Companies will look to be nationalised as they can no longer balance their sheets and likewise manufacturing and innovation will be brought back to our own shores. This may be a positive. Although In terms of DXS there is a huge fundamental challenge brewing for the commercial property sector. It is expected that 50-60% of the inner city office based workforce will continue to stay working at home. We have already seen companies tell there staff they are not going back. Not to mention redundancies and downsizing that are occurring. What will they do with all the empty offices? My guess is they will be converted to residential dwellings. I think we will also see a migration to more remote and regional areas as working from home becomes then new norm. This will further put pressure on inner city living and working. Just my take, either way interesting times ahead.
