    yup,thats a good point to note

    renovation in the down time, cheaper borrowing and more tradies available

    and do as much as you can (if you are starting out)

    as we have seen on the TV, can make a huge difference to price...

    no majors, just updating, outdoors areas more functional etc

    I started with a $52k cottage (wasnt must cheaper), and my mates all thought I was crazy, as it was so old and run down...$4500 and 18 months later and a few evenings and weekend work...and sold for cash, private $82,500...in a flat market. $26k was quite a lot in 1990 for part time work ;-)

    Im sick of hearing all the doomers, they need to toughen up and get their hands dirty sometimes, also as mentioned took on students when I was in my 20s to have very very low outgoings.
