    Nice anecdote. Now for some facts.

    Also take note of Melbourne's 2.9% gross rental yield. Throw in agent fees, vacancy costs, repairs and maintenance, insurance, strata levies, rates, legal fees etc. and the net yield will be under 2%. Yes - that is P/E of over 50!
