in my opinion the valuations will only fall once the current leases expire.
the valuations that we are shown are at a current point in time and hasn't priced in the impact of higher incentives in order to lease the same space.
the market is likely pricing in the fact that the future cash flows might be shaky pending the ability of the REIT to re-lease space at not only good rates but low incentives
