    Crimpy, I used "I KNOW" as a degree of conviction in my belief. Yes, I am 100% convinced. But I could be wrong (although I can't envisage it at this point).

    I maintain the housing market is cornered. The catalyst (bottom-up) called the First Home buyers (those willing to buy) have all bought and the grant is pulled (the deficit is mind boggling). Future demand has been sucked forward by 2 years IMO.

    Tell me how many FHB who bought last year have factored their interest rates liability to have risen 40-50% (assuming a cash rate by Mar to be 4.25% and banana smoothies premiums).

    I guess at the end of the day, the only way to determine the true conviction in a person regarding investment is whether he or she put his/her money where his/her mouth is.
