Warnie, I believe there is ONE huge factor missing from all the debates about house prices and it is **** wait for it, most people who buy a house do not buy because of the price or any of the other reasons discussed..........
they buy because,,,
a/ they want THEIR OWN HOME, they want to change it and decorate it to suit their own tastes........
*** you cannot do that with a rented property
b/ they have either had the experience, or has a friend who had the experience of.....loving the area and property they were renting....*** but at some stage they had to leave because the house was sold......the rent kept going up.........the landlord would not keep it in good repair........***etc etc a hundred reasons......
basically the carpet was pulled from beneath them
c/ How many home owners actually believe a home is like an investment.....versus a roof over their heads for life ???
d/ it is a lifestyle decision........ie schools, shops, big backyard, swimming pool, etc etc and extensions if required............
e/ permanency, surety............no one else can curb their plans, they can do what they like with it............

ps the fact that houses over the long term have risen in price..........look at any 20 year graph...........means its a conservative and reliable investment..............and they are going to leave it to the kids anyway......................
ps note our resident truth player bb now has a 7 figure sum sitting in the bank ! **** he trusts the banks ???, half of it goes to the tax man.....and not game to buy property,,,, cause he's waiting for the bottom !!!!
