Things can't be analyse as a whole. It depend on location. The problem with houses now is there are insufficient high density houseing around the big city. Do you expect a tenant rent a house 50km away and travel to work. Think what, they paid huge amount and transport. So someone said get better paid job which is outside the city. Is it possible to find a high paid job outside a city are? How many big compnay have office middle in nowhere?
To stabalize, high density accomodation are require within 10-15km from the city. If more house are built further away from city, it won't solve the problem either. Tenant always calculate the best balance among travelling time & cost to work with relative to their rent.
