IMHO There are three main reasons that the return on real estate investment are so low
1/ The government has forced home prices too high in relation to wages and other costs making the return on the current valuation too low. (should your return be based on the money you have invested or the money you think you would get if you sold it, ie then no longer an investment)
2/ The cost of building is artificially excessive, with government red tape costing about 50% of the total cost of a new building
3/ The archaic laws of tenancy which do not force the owners to maintain their properties properly and the subsequent inability to choose and control the tenants to also maintain the home
For a little exercise google the cost of building materials throughout the world, like most other products sold in Australia, a 1000% profit is not unusual
