it's partly that but very humble unrenovated worker's cottages in say Richmond are very pricey, so how does that reconcile with your argument given they can't be knocked down and redeveloped for heritage reasons.
Prices are too high because there has been too much easy money and the system is skewed too strongly towards investment property which is not good for our futures since it does not create true wealth or value add.
