Agree completely - but plenty of posts on this forum suggest otherwise, and give the impression that there is some certainty to this based on alleged geological knowledge or whatever.
Took me a while to understand the nature of this sector. Thankfully it was not too expensive a lesson for me (good luck rather than good management) but I still wish someone had 2.5 years told me exactly what you said above.
