I know a few office towers in the city have recently signed new gas contracts $15/GJ and I think one was even $16.5/GJ. These guys (40,000m2 building) with trigeneration plants are using 7,000,000MJ per annum or 7TJ without trigeneration say 4,000,000MJ. At $16.5/GJ the trigeneration plants at 27% electrical efficiency plus waste heat and absorption chilling are Energy cost parity with using grid power. Anything less than 27% you’re out of pocket energy wise. Thanks to NABERS and a competitive focus on CO2 reduction in the built environment, Trigeneration or Cogen plants are still going into A grade and premium office buildings in Melbourne today at these prices. Economically though they are now dogs. Costing $2M + per building
