    sorry this is nothing to do with NUF, but mike,

    what you've described has been happening for years. as land prices in more successful areas rise (due to good seasons), farmers in those areas will start to look elsewhere for land (better value). this phenomenon effectively puts a floor in property prices in even marginal areas. farmers don't have to expand next door.

    most farmers on the hunt for more land (and believe me they are around) will look beyond the current malaise and invest in land for the long term wherever it is.

    sub prime in ag? yc explain what you mean by this and how it will unfold, i'm genuinely interested to hear your thoughts.
