The percentage rates used by the valuers suggest one of two things. One that all these properties are sub prime or secondary. The other is there is something very fishy going on. If they are B grade property they should come out and say as much. These percentage rates are 2% or so above prime yields. That is, prime is about 6-6.5%
If they are prime either they are giving us the shaft or they need some better valuers.
