Houses are overvalued by about 50% imo and its all a deck of cards waiting to collapse.
When unemployment gets to 7or8% you won't get tradesmen charging $2000 a day like QCs and then we will find out the true cost of building a new house or doing a renovation.
With thousands of houses sitting empty for most of the year along our foreshore we will also find out if there is really a shortage .
