The US Fed raised rates in mid-June, for the second time in three months. Canada has also signalled a rate rise and there is intense speculation on when and by how much Australia's central bank will move.
Further rises will start to make US treasury bonds look more attractive to international investors than Australian real estate investment trusts, on a risk-adjusted basis.
Those offshore investors hold a significant chunk of Australia's listed property sector.
