Out of curiosity, what do people think the South Tenement of SDV is worth?

Someone used the analogy of the Sydney Housing market, where the seller's expectations are now much higher than the buyers. In this scenario, a seller can still sell, but at a reduced amount.
South SDV is approx. 2.5 times bigger than SDV North, plus way more developed.
At Galaxy's valuation - SDV South should be worth at least US$712.5mill
Obviously, no one is interested @ that price, but at what price could they sell at? I'm talking right now. My feeling is they have been offered a figure half that. So approx. US$355mill - or approx. US$175 for 1/2.
Lets say they take it...how would everyone feel then? Should they take it? Sure they would be very cashed up, but what about the long term?
