hinkles i am just working off the previous post from farmountain. i am trying to understand how the 1% fall in property vals shaved NTA by 4.7%. as he said can a larger fall do even more damage to the NTA?
i occasionally read articles suggesting some property markets have taken a real dive and are a lot worse than thought late last year.
i am just playing devils advocate i guess and trying to understand why so much selling in some of these stocks. my guess is a lot of property trust redemptions by investors at exactly the wrong time driven by emotion, which is leading to forced selling by institutional fund managers. also perhaps some short selling, and forced selling from margin calls on leveraged investors.
but i am trying to understand if some of the selling may be "educated" after all and if we are all missing something? or is it "inside" selling, and something is being hidden from investors?
plenty of stocks seem too good to be true, i am taking a bath on RJT and can not fathom why.
are these a once in a lifetime buying opportunity or will they go down as one of the major scams in where management misled investors? i refer to the likes of RRT, RAT, REU and RJT..
