100mil loan @10% = 10mil interest per year = 5mil interest per 6 months
Placement = 100mil share @0.05 = 5mil
Effectively, the creditor is just waiving 6 months interest for getting 10% interest for their loan. Besides they are provided with 100mil share for that waiver. Where are the positives in the deal, so you could expect buyers to jump in?
