You could also say that NRT is an overpriced stock.
Surely you have been in the market long enough to realize that often a premium is paid ahead before delivery of the goods.
It depends on the quality of the company of course but LUM is already delivering. Sure, Investors are waiting for an Announcement on that New York job but I hope that will come in time.
