Here's a real example of the presure in RE right now (in Adelaide)...
stats on a prestige beachside adelaide suburb-12 mnths ago...just one section about 2.3 km long -esplanade only...
Period of 6 months May-Nov2010),11 propty offerd for sale,6 sold, 4 by aution (all vendor bids),2 private treaty, balance remain unsold to this day...
Period of 6 months Apr-Spt2011..same section, only 2.2 km long dont forget,27 property listed for sale,
sale total 3 sold,1 auction,2 p-treaty, average sale price reduction for those sold -440k (avrg price houses 1.65$m)
the 6 six listed in Jul-spt 2010 unsold are still unsold..
