Interestingly in Qld we are not building enough dwellings to cater for low population growth @ 1.7 % (78,000 increase).
Roughly 30,000 Dwellings needed based on 2.6 persons per dwelling.
26,500 constructed for the year ended march 2012 (probably slowed even further).
To break even on the basis of changing persons per dwelling we would need 3 persons per dwelling.
Population growth rate is also expected to increase if economic factors improve.
imo The south east will continue to prop up the states growth average and consequently will see more pressure in dwelling access.
