Better to sit and wait all cashed up for the ideal home that suits you to pop up. If you must buy a house in a certain time frame, you may end up paying way too much for it if there is nothing else outthere available (for eg, at 1 auction i was at, the sucessful bidder ended up paying 10% above what everyone was expecting for a vacant house, or $60k, it turned out they had sold their property and HAD to buy the property to enable them to move in within the next fortnight)
