    there are many factors that are fuelling housing demand and least of which is immigration.

    mainly can be categorised into two main subcategories


    1- government policies
    2- commercial aspect

    traditionally the successive governments have delayed and preferred not to engage themselves in supplying more government Housing; instead they have given tax incentives to the private sector to invest in this area

    for example negative gearing was specifically designed to encourage investment from private sector.

    at the same time all governments stand to gain significant revenue from development of land to completion

    mind you the red tape does not help the issues
    from local level to state and Federal ; you need all kinds of reports; engineering, environmental assessment, heritage issues; and God knows what.

    it is so desperate that developers find themselves powerless unless they are proposed to make donations to various politicians on either side.

    it is ironic that if the politicians did their job in the first place the private sector would not have had to jumped through so many loops.

    there are applications after applications... it is ludicrous.

    in the meantime 2-3 years of delay needs to be factored in again in the cost of borrowing, naturally the end user will have to pick that up.

    I have not even covered bringing in the services such as Water Sewer electricity and gas and telephone- provision for roads and drainage and other facilities associated with a development.

    other important factors in no particular orders such as:
    high cost of borrowing
    shortage of labour
    shortage of construction workers
    shortage of engineers
    shortage of people with common sense

    these issues delay the project from 12 months to five years

    whilst we are waiting for Carpenters and electricians to quote on the job - the miners are happy to offer $100,000 or more to attract anyone with any skill- "as long as they have 2 dead brain cells to connect the circuit they will do" according to one mill superintendent.

    we simply cannot compete with miners - nobody can.

    the generation of retiring baby boomers have accumulated significant wealth and on average between five to 20 properties each - and yet nobody likes to sell the assets because of capital gains tax.


    demand for housing by immigrants by and large is quite insignificant in comparison with the level of multiple ownership by average Australian families.

    if we don't solve the problem skilled shortage
    and inflation for the next decade you would be paying over 10% in interest.

    and to add to that your rent will be doubled in the next five years-

    and $500 will not even buy you a basket of goods let alone shopping trolley full of groceries.

    I think we must look at the problem and ways of solving the problems rather than addressing the symptoms.

    worker refunded maternity leave may seem a bit extravagant however its psychological and social benefits will outweigh the cost.

    it's better for the mother to raise the child than for a Eddy Grove to pick up the government cheques of subsidised child-care.
