re: property about to collapse (not the markets) Sushi1,

I appreciate your observations. They add to the currency of the debate.

The following figures reflect the state of US residential markets at the end of September 2003 (median housing prices):

    Homeownership Rate* Existing Home Prices
    Yr/Yr % Change Units (000's) % $ (000's)

Reading across, the figures reflect the following:
    1)
    State rank
    2)
    State identification
    3)
annual YoY change in existing housing prices
    4)
number of housing sales (preceding 12 months)
    5)
    home ownership rate
    6)
    median housing price (existing homes)

You will note from the figures that Hawaii ranks 10th, having seen prices rise by 24.05% in the 12 months to September 2003.

Home ownership rates in Hawaii approximate 57.4%.

The September 2003 median housing price in Hawaii was US$352,600 (or A$427,000 at today's exchange rates) and was based on 31,000 housing sales during the preceding 12 months.
