    "Finally, investing in 2050. Who cares? Any number of things could happen between now and then."

    There is a chance albeit a small one that I will be around in 2050 but its more about what knowledge do you pass on to the next generation.
    Should we have sold our properties well before this time?
    If everyone lives on there own which you suggest then that alone implies that houses could half in value as affordability drops. I agree there will still be migration to more desirable places but as the crap hole places start to de populate that could make them more desirable in their own right.

    I dont believe "everyone lives on their own" ! People naturally live together as family units for many reasons.

    In short decreasing population would be catastrophic for property mostly everywhere IMO.
