    wrt is offering between 5.9% - 6.7%

    there is very little chance for capital gain other than via inflation

    so 3-4%

    maximum return 10%

    lowest discount to bookvalue is 20% or $8.68
    this portfolio is supposed to be fairly safe plus debt is supposed to be about 24%
    I would say downside would have to be 10%

    my estimate is downside - 10 cents or 4% and the upside is 28c or 10%
    gee there is not much in it is there
    2% (4% for inflation)in the bank vs a possible inflation protected asset and a return of 6%
    2% vs 6%?
    can you see anymore in it?
