reminds me of places in Australia, where residential suburbs flood once a decade, yet people quickly forget and bid the prices up. unlike the major capital cities, those areas get decent market corrections. those areas are also connected to primary industry, so if you get a commodity glut followed by a storm, there's cheap properties everywhere for a while, as well as unemployment and pessimism. aka regional straya
