it actually doesn't work like that Oscar - but i'll be accused of talking it down if i state the correct way to conduct your maths.
just a hint in comparison you wouldn't use SFR's price - but the projected price for AVB with capital structures taken into consideration.
Anyway as i said SFR put in 18 months of hard work to get there.
